Environmental Due Diligence (Phase I)

MECX provides a full range of environmental due diligence services for entities including real estate management firms, corporations, law firms, lending institutions, insurance companies, industrial facilities and governmental entities.

Our turn-key Phase I/II Assessments facilitate timely real estate transactions. MECX’s Phase I reports are compliant with current requirements of the ASTM 1527-13 standards for due diligence and ASTM E2600 for vapor intrusion. MECX employs innovative methods in collecting soil, groundwater and air samples needed for rapid property evaluation and to develop remediation strategies.

Our engineers and scientists have performed environmental due diligence assessments at a variety of sites ranging from undeveloped properties to complex industrial/governmental facilities. We understand the need for fast turnaround, and we assign appropriate teams of technical experts to address each client's specific environmental requirements. MECX has seasoned professionals with expertise in performing environmental compliance audits for companies in highly regulated industry segments. We provide independent, objective and comprehensive audits to verify that corporate procedures are being implemented, regulations are being complied with; and the correct priorities for improvement are being identified.

Site Investigations (Phase II)

Our scientists and engineers have conducted Phase II environmental assessments at a variety of sites, ranging from undeveloped properties to complex industrial facilities. Many of these projects have focused on obtaining data for evaluating property transfers, identifying contaminant source areas, developing remedial action plans and obtaining site closure. 

We are engaged with the dynamics of corporate transactions and we diligently respond to address environmental investigation requirements quickly and cost effectively. Our technical depth and experience enable us to optimize site investigation services to meet client business/transactional needs.

We provide the following site characterization services:
  • Develop and execute work plans for site closure; 
  • Manage intrusive (i.e., conventional rotary drilling, direct-push technology) assessment techniques; 
  • Modeling contaminant source, fate and transport; 
  • Management, validation and submittal of site closure documents; 
  • Identify and evaluate site remediation alternatives, if required; and 
  • Negotiate with environmental regulatory agencies.

Indoor Air Quality (IAQ/Mold Assessments/Remediation)

MECX develops detailed protocols for indoor air quality (IAQ), which includes mold, radon and lead paint. Our practices include comprehensive environmental audit to match the unique aspects of our clients/operations.

We are an industry leader in monitoring and assessing indoor air quality. Our experienced industrial hygienists, licensed mold consultants, engineers, and technicians identify and define problems, using the latest air sampling equipment, that affect air quality and develop recommendations to correct them.

We approach indoor air quality projects by reviewing relevant factors of occupant concerns, ventilation system performance, potential sources of indoor and outdoor contaminants, moisture, building materials and observations of air flow/circulation. We develop and implement air sampling strategies that are based on our observations of each unique project. We collect samples and data that determine the source of the concern, which in turn, enables us to offer solutions to ensure air quality control.

Asbestos Consulting/Remediation

MECX performs asbestos inspections compliant with state and U.S. EPA regulations. In addition to our corporate asbestos license, MECX staff members are licensed asbestos consultants and inspectors. We prepare sampling plans, inspection reports, asbestos management plans and abatement protocols for commercial and governmental facilities.

Property Condition Assessments

Property Condition Assessments (PCAs) are a critical element of pre-purchase due diligence and ongoing facility operations. MECX engineers evaluate building components (i.e., structural, roof, plumbing, etc.) to determine compliance with code requirements, including the Americans with Disabilities Act (ADA). We also evaluate the condition of the building components to identify and quantify liabilities associated with repair, including deferred capital or maintenance elements of the facilities. Our engineers are registered in the states where we perform PCAs.

Health, Safety and Environment (HSE) Services

Ensuring the safe operation of operations and facilities are critical elements of our clients’ businesses. MECX understands that workplace environments are dynamic and ever-changing. Therefore, evaluation and monitoring of actual site conditions are essential elements to provide a safe workplace. We understand that many operations don’t have the dedicated staff, training and/or experience to adequately manage their safety programs independently. MECX has developed an in-depth safety practice to provide turn-key services for developing and maintaining Health, Safety and Environment (HSE) programs for our clients.

Emergency Response Support

Natural disasters and accidents (i.e., chemical spills, fires, etc.) often occur with little to no warning. Therefore, pre-event planning and preparation are essential elements to emergency preparedness. MECX evaluates facilities/operation conditions and develops spill and other emergency response plans. These plans are critical elements to a safe, successful and effective response to emergencies. Therefore, MECX also provides training for our clients’ personnel so that they are aware of the various potential emergency scenarios and how they are supposed to respond. 

MECX personnel are experienced in supporting emergency responses with technical expertise in spill response, air monitoring, containment, recovery, sampling and emergency remediation activities. Our staff are also experienced with interfacing and liaising with affected communities and multi-disciplinary regulatory agencies during an emergency response.
